Why you may need or want an
appraisal?
The most common need for an appraisal
is for financing purposes. Many choose to get their property appraised
to get an estimated value of what their home may be worth. A lender
will need an appraisal on the property to determine if the loan
amount being requested will be adequately secured by the property.
To insure objectivity, most lenders prefer to order the appraisal
directly from the appraiser. Most lenders maintain a list of approved
appraisers from which they will only accept appraisals. I have
qualified myself with many lenders and have 30 years experience
in the real estate market.
What is an appraisal?
An appraisal is an estimate of
value, usually associated with real estate, given by an expert.
An appraisal is usually required by most lending institutions
before they are willing to loan money on property.
The Appraisal Institute defines an appraisal as: "Appraisers
perform analyses and render opinions or conclusions relating to
the nature, quality, value, or utility of specified interests
in, or aspects of, identified real estate. Real estate appraisal
involves the selective research into appropriate market areas;
the assemblage of pertinent data; the use of appropriate analytical
techniques; and the application of knowledge, experience, and
professional judgment to develop an appropriate solution to an
appraisal problem."
